Affordability

We will only consider applications from interested parties who meet the affordability criteria.

We consider that a property is affordable for an applicant when the combined annual income of everybody over the age 18 who will be living at the property is 2.5 times the annual rent of the property.

You can calculate the affordability criteria of a property as follows: monthly rent x 12 x 2.5.

For example, if the monthly rent is £725.00 you can complete the following calculation:

725x12x2.5= £21,750.00.

If you require a Guarantor their income must be 3.5 times the annual rent.

We accept all applications that meet the affordability criteria. Please note that the monthly rent may be higher than the local housing allowance. If this is the case, it is your responsibility to ensure that the full rent is paid.

We will only accept applications for joint tenancies from the applicants in the same household. We cannot let a property to friends or coworkers who wish to rent the property together.

We will accept applications from applicants who wish to rent a property that is bigger than their needs as long as they meet the affordability criteria.

We cannot let a property to a family that is too small for their needs.  

We accept applications from pet owners unless it would not be appropriate or suitable. For example, the property may be a leasehold property that prohibits pets in the lease, so your landlord cannot grant permission or the size and type of animal may not be appropriate for the property.

We will complete right to rent checks on every intended occupant of the property over the age of 18.

We also require every occupant over the age of 18 to be named on and sign the tenancy agreement. This will mean that every occupant aged 18 or over will be jointly and severally liable for the full rent.

Viewings are by prior appointment only. Due to high demand, we may only offer open house viewings. Where we operate open house viewings, we may not be able to offer viewings outside of the times offered. Viewings are in person only.

To book a viewing please enter your full details via the “Book a viewing” button underneath the property you are interested in. You will receive a text or email within one working day confirming your appointment. On the day of the viewing, we will contact you to confirm that you are still able to attend. Once you have confirmed your attendance you will receive a text message with the full property details. Please note that we will not share the full property details until the day of the viewing once you have confirmed your attendance.

What happens at an open house viewing?

If you attend an open house viewing, you will be viewing the property at the same time as other interested parties. A member of our lettings team will be at the property throughout the viewing to answer any questions you may have.

When attending the viewing please knock on the door to let the letting agent know that you are there.

If you have viewed a property that you would like to rent you, and any member of your household over the age of 18 will need to complete an application form and provide your ID to prove your right to rent in the UK.

All applications from interested parties will be forwarded to the landlord who will then decide who they wish to let the property to.

If your application has not been successful, we will destroy any information we hold for you. Please note that we will not retain applications for the future.

When your application is approved by the landlord, we will request a holding deposit of one weeks rent. You can calculate the holding deposit of any of our available properties by the monthly rent x 12 divided by 52, for example if the monthly rent is £725.00 you can calculate the weekly rent as follows: £725.00×12/52=£167.30.

The holding deposit secures the property for you whilst we undertake the reference checks. Once we have received your holding deposit, we will not undertake any further viewings or accept any further applications for the property. We will only accept a holding deposit if we have requested it from you.

Once the reference checks are successfully completed the holding deposit will be paid towards the first month’s rent.

Returning the holding deposit – if your landlord decides not to continue with letting the property, we will return the holding deposit to you.

Retaining the holding deposit – we will not return the holding deposit if you:

  • Decide not to rent the property;
  • Give wrong or misleading information in your application;
  • Cannot pass the right to rent checks.

We require the first month’s rent (less the holding deposit) and deposit in full before the property is let to you.

If we are managing the property, the deposit will be protected with the Deposit Protection Service. If we are only instructed to find a tenant for the property, your landlord may protect the deposit or instruct us to do so, you will be advised in advance.

We usually offer six month assured shorthold tenancies. You will be invited to our offices to sign the tenancy agreement. We will not provide you with the keys to the property until all tenants have signed the tenancy agreement.
